The fire risk assessor will introduce himself and ask to meet the responsible person for the premises. A competent colleague may take the role in the absence of the responsible person as long as they are familiar with the layout, access and operation of the premises in normal every day running.
Next, the assessor will talk through the relevant aspects of his visit and the available information sources open to the responsible person. These sources will include documentation, safety records and emergency procedures, along with insurance cover and special requirements for the safe operation of the premises.
Finally, the assessor will conclude his visit with a discussion about improvements that could be made and non-compliances, as well as answering any questions the responsible person may have.
The main aim of the assessment is to produce a consultative report. This can be used going forward to assess fire risk (and often a lot more), in an accessible format, meeting the regulatory requirements duties required by current building regulations and HSE.
The report consists of a document detailing all aspects of the assessment: the fire alarm, fire extinguishers, emergency lighting, signage, escape routes and service records.
The report will also display relevant photographs and regulatory requirements in support of the assessor's findings. Risks will be evaluated in terms such as moderate or tolerable, and in some cases substantial.
A detailed insurance-approved report comprising all the assessor's findings will be sent within seven days of the site visit. After the visit, our assessor will usually contact the responsible person, to confirm the report is clearly understood.
Please remember this report is a consultative document, showing compliance and due diligence, which benefits all parties.
